With so many massive construction projects underway in Tysons, it is easy to forget about some of the important smaller projects which are infilling the gaps in town. Highgate construction began at a breakneck speed, almost immediately after plan approval, and with minimal fanfare.
The five story $57 million mixed-use apartment is located across the street from the Hilton on Jones Branch Drive, and is replacing a nearly empty 30-year-old office building surrounded in surface parking. The building has hit a critical point in construction of the structure and is now beginning the facade which should set them up well for interior construction through the winter.
Highgate brings an interesting opportunity for a small format restaurant, daily service retail, or — better yet — a much needed watering hole for the North Tysons community. Currently the only place to get a happy hour drink from the Rotonda to Nouvelle, a region with more than 5000 residents, is the bar in the Hilton on Jones Branch. Let’s not forget this stretch also includes over 10,000 daily employees as well. This location would afford plenty of outdoor space for patio seating. A properly positioned, priced, and out-going bar could do well.
Whatever ends up being selected as a tenant, any and all mixed use development should be welcomed in North Tysons where simply going to the dry cleaner or grabbing a quick lunch time sandwich can be a difficult walk.
