Just When You Thought They Were Gone, Wegmans Gets Pulled Back In
It was only a few months ago that Tysons commuters and residents found out that a deal to bring Wegmans to Tysons had fallen apart. Despite not being able to come to commercial terms with Cityline Partners for a grocery store at Scotts Run South, Wegmans returned to the table to talk it over with next door neighbor Capital One. Whatever was the deal breaker with Scotts Run South looks to have been brokered because Wegmans and Capitol One both announced this week they are moving forward with a signed agreement to bring a store by 2019.
At this time it’s not clear if Wegmans will be part of the current construction going on at Capital One’s new 470′ Headquarters building which is slated to open in well before 2019, or a second building at the campus that is part of the overall rezoning. If it turns out to be a second building it could mean a new apartment tower could also accompany the grocer up above.
The new Wegmans will be 80,000 square feet, a bit smaller than their typical suburban format but much bigger than most urban grocery stores. The entry into the market should be concurrent with the opening of the much anticipated Jones Branch Connector which will help alleviate traffic circulation with Tysons between East Tysons and North Tysons.

Scotts Run Station North Gets Final Nod from BoS
It has been five years since Cityline first approached Fairfax County with plans to build several highrise towers near McLean Metro Station along the north side of Colshire Drive. Progress was delayed a couple of years ago when the applicant could not come to terms with VDOT and nearby neighbors on the phasing and timing of the construction for the Jones Branch Connector which runs along a significant portion of the property and will serve as the main entry. Since that time Capital One has completed their rezoning, VDOT has better defined the construction plans for the overpass at Jones Branch, and Cityline had returned to the table to complete the rezoning.
The approval by the Board of Supervisors marks an important milestone and obstacle crossed for the 1.5 million square foot mixed use project. It’s not likely that the applicant will begin constructing anytime this year, as the project has yet to receive a final construction plan approval on any individual building and extensive redevelopment near by may mean unfavorable financing waters at this time. For now the project site will continue to serve as a parking lot for Metro at McLean Station.

Tysons Has A Library
It may come as a shock but Tysons has a library (other than Tysons-Pimmit) and it’s located on a nondescript parking lot on Westpark Drive. Aspart of a community building initiative NADA (National Automobile Dealers Association) has donated a small take one – leave one library located on their property. The plans for a mini-library has been something the Tysons Partnership has spearheaded for the past year, and through coordination with local business leaders, has come to fruition. The property also hosts Farmers Markets every Sunday so if you are in the neighborhood stop by for some locally grown produce and a good book to read.

Resident’s Complaints Heard, New Interim Crosswalk Shows Up On Anderson
Back in December of this past year we heard a lot of complaints from residents about the terrible interim conditions at Anderson Road caused by the road and construction work from near by projects. The problem stems from a lack of requirements from FCDOT and Fairfax with regard to large scale projects adjacent to public roads and walkways. It took a few months and a lot of complaining but a temporary crosswalk is in place at the intersection of Anderson Road and Chain Bridge Road. It’s not perfect but it atleast meets some kind of minimum level of access for the interim.
