Urbanism In the Form of 1-story Traditional Retail

Route 7 in Tysons has some grandiose future plans, but in the current term it appears we may be moving backwards. I haven’t been able to find the site plans for this particular project, however at the corner of International (technically Gallows) and Route 7 the existing three-story office appears to have been demolished for…

A standard CVS?

Does anyone know whether this is actually an urban format CVS that has mixed use, or other retail space? It doesn’t appear the site is preparing for any sidewalk improvements, and based on my quick observations it appears the foundations are going to be located significantly setback from the road, implying it will have surface parking out in front. This seems to be a case of a big step backwards in the goals of the comprehensive plan sadly, and at a prime location in central Tysons.

There’s nothing wrong with having a CVS, but the space this location takes up could be used to included mixed use. It could remain by right, and therefore not requiring rezoning, and still be as much as 11-stories in height providing much needed residential. Even if the land owner doesn’t want to get into the business of mid-rise construction, it could have been three to four story residential loft/townhomes integrated into the site. That would have been very popular in a part of the county that is starved for townhome sized residential units.

Perhaps all of these things are part of the new project, but to date all I see is a sign saying a CVS is coming. Any information others might have would be much appreciated.
