The area around the future Tysons metro station has certainly been transformed over the past year, and it looks like the changes are going to accelerate into 2014. Tysons Tower office building has already made an impact to the skyline, and is only a few more stories from completion, but recently activity on Macerich’s ambitious site has shown signs of progress for the new high rise residential tower as well as the new Hyatt hotel tower.
The new residential tower now has structural columns under construction above the future plaza level that will connect the Tysons Metro station with the mall and Tower development, which might be an indication that the building will be constructed on the same time frame as that plaza and avoid construction activity impeding access from the metro to the mall.
In April we noted that clearing and demolition had occurred in front of the Lord & Taylor entrance of the mall where a former surface parking lot was located. Today that location is the site of a below ground pit that will be the site of the foundations for the Hyatt Hotel.
There are also signs that the facade of the mall located adjacent to these new buildings will also be renovated in order to provide a more grand entry from the new community.
With that in mind, we can expect that the 123 corridor near the mall will undertake a massive face lift. What was surface parking and 1-story retail will become a 22-story office tower, a 28-story residential high rise by Kettler, and the a 10-story hotel; all with consolidated structural parking and an impressive floating plaza that will provide a pedestrian friendly zone above the vehicle access to the mall.
