
Earlier this week the Fairfax County Board of Supervisors approved JBGR’s proposed rezoning for the Tysons Promenade project, also known as Tysons West. Many people might know the project from the highly public debut of the urban Walmart as well as the more heated debate over whether a Dulles Toll Road ramp (cutting through a neighborhood) would be necessary to support that Walmart. That was only a small portion of what is proposed at the site.
The real benefit of Tysons West begins with the next phase of the project, which required a full rezoning and compliance with new Tysons Comprehensive plan requirements, where residential and retail mixed use will fill out the space between the existing Walmart/Sheraton and the frontage along Route 7 which currently contains surface parking lot. The project includes two 20-story mixed use buildings (0ffice and residential) but also a slew of mid-rise residential and ground floor retail which will be similar in scope, though different in look, to the well received Mosaic District in Merrifield.
The project approval also came with a nice rendering and video highlighting the look and feel of the new development.
