In the world of high rise land development timing is everything. No wonder after years of planning, reviewing, engineering, and financial securing that most high rises hit the ground running once the site begins construction. Looking around Tysons you can see several projects which are aggressively proceeding with the hope of delivering the first new high rise residential tower in Tysons since the passing of the Comprehensive Plan.
The first project to break ground was Park Crest Two, a project which actually didn’t require a rezoning to begin construction after the comprehensive plan approval. The couple of month head start has helped Clark Construction and Ovation apartments stay ahead of the very aggressive Greystar and Macerich tower schedules.
The new Park Crest tower has hit a milestone and is now officially the first high rise tower to be above ground level in the construction process. This is especially important moving into the winter construction season because it allows for continued significant progress during months which traditionally turn Virginian’s heavy and moist soil structure into an unworkable barrier of frozen earth.
Eventually the ambitious Greystar’s Ascent tower and Macerich’s Tysons Tower will likely surpass the schedule of Ovation. For now Clark can be proud that they are at the front end of the new Tysons, a status which will grant 1st place a multi-million dollar advantage in marketing and finding occupants.
