We have updates from the construction of Tysons’ second comprehensive plan approved high rise residential building.
In January we saw two massive tower cranes assembled for the construction of the two towers (20 story and 27 story). Construction at the site appears to have been slowed due to the harsh winter, but crews were able to get much of the pier drilling complete and we are now seeing the structure and reinforced concrete columns rise.
What is currently an array of concrete pillars sticking up between 10 and 15′ above the compacted soil below, will in 24 months be a home for a retail shop or restaurant.
If Ascent and Vita are any indication on the pace Hanover looks to construct the project, we should begin to see extensive vertical construction this Spring.
By mid summer the building should be visible from 495 and from the valley at Scotts Run Station along Route 123, but keep in mind 27 stories of construction, even at a breakneck speed of a floor every two weeks, takes nearly a year complete the shell alone.
In the mean time, Hanover should receive much better data on what the market price will (and can) be for new high-rises, after two years of full leasing activity from Ascent, Ovation, and Vita.
Between construction of the 27 story high rise, Lerner’s 18 story office building, and the revitalization of the aging WRIT building, undergoing a face life, the Westpark corridor will certainly have a new look in 2016.
