With so much development planned and underway in Tysons it can be difficult to imagine what the changes will mean to individual neighborhoods. Many question whether the new development will look like more of the same in town or if it will help create a more urban network of streets and buildings. In my continued effort to demonstrate what it all means, I’ve created a couple quick videos comparing development today versus what is already in the pipeline.
Moving along Greensboro Drive you can see how changing the location of the building with relation to the street, bringing it more up front and along walkways, as well as infilling the surface parking lots, transforms the suburban office park into an urban neighborhood.

From above it becomes more evident how much land is currently under utilized in surface parking lots, and how reconfiguring just those properties can provide thousands of additional housing units, retail, and office space directly adjacent to metro.
