As part of our on-going series, using our database of building models (currently exist in Tysons, were built in 2013, are under construction, are approved for development, and are under review) we are providing a glimpse at what the future Tysons will look like with current build out.
The area around Spring Hill station is similar to that around Greensboro Park; surrounded by strip malls, parking, and auto dealerships. The difference has been that so far, the developers around Spring Hill Station have believed in the transformation of the area more than those around Greensboro Park, leading to early construction of Tysons West and Ascent Tower and the planned expansions by both JBGR and Georgelas to new buildings.

The changes that have already occurred are nothing compared to what the future holds. This area of Tysons, once fully built, will be the residential center of the growing city composed of the Sunburst, Dominion Square, Tysons West, and Spring Hill Projects. That does not include the likely plans of the Cherner property as well as several industrial spaces that are easy for redevelopment along Tyco.
Between Georgelas and Dominion Square there could be as many as four new, near 400′, towers coming to this corner of town. However, major questions still remain on whether the neighborhood will be unified on each side of Route 7, or if the pseudo highway will act as a major impediment to non-vehicular users.
