It was late summer when we happened to cross paths with the under construction Elan Tysons West, which had broken ground without much ceremony or public relations. Similar to Greystar’s first tower in Tysons, Ascent, the completion of the project has been focused on delivery first and pageantry second. Now heading into the core of Winter, the project is shifting from site work and excavation to vertical construction.
The new Elan high-rise crane has become a mainstay of the Tysons skyline the past three weeks, and will remain for the next 24 months before the 34-story building is likely to top out and receive glazing. Based on renderings of the project from the final development plans, the tower will be similar to Turnberry Tower in Arlington which shares conical massing, a mix of protruding arced balconies and flush floor to ceiling windows. However, unlike Turnberry, Elan includes a large podium which will include common areas, parking, but also 10,000 square feet of ground floor retail.
The project will also include an interim public park, on the location of the future second adjoining tower, volleyball court, half of the construction of the future Tyco to Springhill road grid connection “Pierpoint Street”, as well as new bike lanes along Tyco Road. Along with the proposed ground level retail and proximity to Spring Hill metro, these improvements will help take what was an unused industrial lot and shape it into a more habitable neighborhood along with nearby completed Tysons West Phase 1 and Ascent.
Expect to see the first level of Elan Tysons West popping up above ground early this Spring.
