It has been a while since any word came on new projects adjacent to the new Lerner Tysons II construction currently under way along Westpark Drive. In January the Washington Post provided an article indicating Cityline’s reduction in development properties through contracts to individual residential management companies, including the sale of Arbor Row pending zoning approval from Fairfax County. The project was slated to gain approval in 2012 and begin construction ahead of the two other developments denoted in the article. The past month has been quiet on the front of new developments with several in limbo pending several disagreements on infrastructure so it is unclear if Arbor Row’s development which includes residential, office and hotel elements will be ready for delivery in 2014 with the Silver Line Metro.
Across the street WRIT, Washington Real-estate Investment Trust, is planning an overhaul of the existing office park on 7900 Westpark Drive. The project will include a new cladding of the existing Sunrise Retirement Office building as well as 3 new mixed use buildings ranging between 10 and 15 stories. In March of 2010 the company requested approval of Tier 2 height allowance for the development due to its proximity to the Central 123 Metro station. Since that time no notice of approval has been received to move forward with the project which has great potential for attracting new residents to Tysons Corner, a top priority of the comprehensive plan to address the ratio discrepancy between commuter employment and residents. We hope to attain more information on the project shortly through discussions with both developers.
