Capital One Awaiting Approval of Taller Headquarters

If you have been around Capital One’s headquarters in Tysons recently you might have overlooked a nuance change in construction that has occurred over the past month. It’s hard to keep track of all the projects happening in the vicinity of the McLean Silver Line Station, and due to their interconnection and proximity the lines have become even blurrier. The exterior work for the new rail station are largely completed. Across Scotts Cross Road from the station Cityline is busy paving and finalizing a 700 space surface parking lot that will serve as temporary parking for the silver line.

What about the rest of the construction along the eastern boundary of the Capital One headquarters property?

Based on information provided to the adjacent residential property, Gates of McLean, the construction is associated with road improvements to the streetscape of the road as well as infrastructure by utility companies, such as Washington Gas, in preparation of future development. “Most of the work in 2014 is related to infrastructure, with the office building construction not beginning until 2015” states a press release by Capital One.

Fairfax County has also alerted residents “effective immediately parking will no longer be available in the Scotts Crossing cul-de-sac,” which may mean progress towards a 495 overpass for the road which would help connect North Tysons with South Tysons, creating a better connected street grid, and relieving much of the traffic at the intersection of Route 123 and Tysons Boulevard. Fairfax County DOT head Tom Biesiadny noted in April the project is anticipated to be complete in 2016. The “Jones Branch Connector” will be two lanes in each way with a median that is capable of future upgrades to a streetcar or dedicated bus lanes as well as bike lanes in both directions.

In 2012, after attaining rezoning approval, Capital One anticipated breaking ground for their new headquarters tower in 2013. However, unexpected growth for the company warranted a return to the planning table to move forward with an even more ambitious plan for a 400’+ high rise office building that would accommodate the additional space requirements. The plan re-approval is still pending Fairfax County approval, The lost year created from the delay could mean Capital One pushes forward immediately with building construction, anticipated in 2015, once approval is attained.
