Around the corner today;
Kettler looks for more room to grow in Tysons. The company building and managing the 30-story Vita residential tower at Tysons I looks to complete that project in late 2014 and possibly pick back up where they left off with a new mid-rise development on Jones Branch Drive. Fairfax County land records show Kettler and partner PS Business Parks submitted a rezoning for the property on February 05, 2014.
This project will be the first rezoning in Tysons for a single parcel redevelopment. It will serve as an important case study on whether the new rezoning requirements in Tysons are supportive only of multiphased mega-projects, or if they can adapt to ensure infill development as well. The Silver Line is going to begin “any month now” so Fairfax Connector and WMATA are ramping up public information campaigns about what the new line will mean both for rail riders as well as popular bus routes serving the Dulles Toll Road and Airport.

In restaurant news, both Paladar Latin Kitchen and America Eats by Jose Andres will be opening this Spring. Construction of Paladar looks near completion (at the corner of Route 7 and Old Meadows Road). No signs of construction at America Eats, that’s because the work is happening within the Ritz Carlton in the former location of Michel restaurant. The spot has become fabled in humbling even the most famous of chefs, we’ll see if famed restaurateur Jose Andres can break the curse.
In more casual cuisine, Crisp And Juicy, a local Peruvian chicken stop, announced a relocation from the current location on Broad Street in Falls Church, to the ever growing neighborhood near the AMC Tysons I. Last year Shake Shack announced plans for opening a new location in Tysons which will also be located on the elevated plaza at Tysons Mall. Based on a few recent tweets they are now staffing, meaning it is likely nearing open.

In arts & entertainment, our local 1st Stage Theater has been garnering some attention from critics, and based on the packed house during my last visit, from theater goers as well. They’ve begun their 4 week run of Souvenir (through March 2nd). If you’ve never been to 1st Stage, give it a shot and be surprised by the professional performances and productions occurring here in town.

CBRE and Gannett want everyone to know, they are not selling their Tysons Headquarters campus or relocating. There were rumors that the World Bank was looking to expand to Tysons and that they were eying the property.
Gannett has been attempting, so far unsuccessfully, to reduce their footprint in the building and leasing the unused space. They have brought commercial realtors CBRE on board to help them. Whether World Bank would still be interested in the property as a lease is not known, but it would bring them virtually next door to major financial players Capital One and Freddie Mac.
