A new feature to the Tysons skyline became visible earlier this week when Hanover’s residential tower at Arbor Row (I’m still calling it Bear Tower until a name is provided) officially erected their construction tower crane to prepare for vertical construction. It was speculation this would be occurring early this year however, as we have seen with other projects, sometimes earthwork operations are followed by market pending delays in final building construction. However, in this case, Hanover felt confident in the market enough to move immediately from utility and site construction into the vertical construction of their 300 foot, 27-story, residential tower.
No word as of yet whether Hanover intends for the building to be an apartment, a market which has begun to temper, or condominiums, which continue to be in extremely low supply in the Northern Virginia area.
Next door, Lerner has also begun to prepare for tower crane erection, so this part of town is certainly going to be busy for the next 24 months. Across the street Macerich’s Tysons Phase 1 project, consisting of 3 high-rise buildings, should be tapering in construction activity over the next 4 months as it moves towards completion. These three projects alone, focused around the new Tysons Silver Line station, consist of approximately 2.5 million square feet of development, equivalent to the size of the massive City Center project in downtown DC.
