It’s official. Arbor Row Block E by Hanover has broken ground… (that’s a mouthful I hope they make a website soon telling us what else to call the project). The project proposes a mixed use residential building with ground level retail split into two wings fronting along Westpark Drive. The rear of the parcel will form a public park and plaza space which will connect via walkways to the other 6 parcels associated with the project as well as infrastructure along Westpark Drive.
The tallest of the two wings will rise 27 stories, 300 feet,, making it the tallest building along Westpark Drive once completed, and the second tallest residential building currently under construction in town (second to the 30 story Tysons Tower).
You may remember in August there was a bit of a fake out as preliminary stakeout and survey was taking place on the property, as well as installation of the construction trailer. No shovels broke ground at that time. This time is different as the site has been fully cleared, heavy machinery mobilized, and a lay down area being prepared for construction material acceptance.
We’ll be careful to temper our expectations, as 1775 Tysons Boulevardcompleted excavation before halting for now nearly two years. The difference in this case is Block E consists of residential units, a product in short supply inside the beltway. If Ascent, Park Crest Two, Avalon Park Crest, and Tysons Tower are any indication the market conditions should make this project a go straight through to vertical construction.
