When the Board of Supervisors approved the 7915 Jones Branch apartment project in December it was not clear when developers would break ground. It’s hard to tell whether the existing office building, well past its sell-by date, is about to be demolished. However, it is clear the building has been vacated and some minor site work including clearing and grubbing of non-pavement areas has begun. Survey stakes indicate that someone is preparing to set up a construction perimeter and perhaps begin modifying the utilities surrounding the site for the future 5 to 7 story apartment building.
When the project is complete it will include a new dog park, a full street grid block which will surround the site, and new retail space. We previously discussed the proposal this past summer noting the limited height of the project will help reduce construction time. In an area surrounded in aging office buildings that are losing tenants timing is an important aspect to help create placemaking faster. This first building is only 1 part of a future vision that PS Business Parks has for the massive swath of property they own in North Central Tysons. Combined with the Tysons II and Arbor Row redevelopment projects, 7915 Jones Branch will help transform the prototypical office park region of Tysons into a full use neighborhood.
