Just the other day, we were asked by a reader when the glass facade for the new 1775 Tysons Boulevard was expected to go up. Only a week after the question had been posed we have an answer. The non-ground floor levels started receiving the glazing (exterior windows) late last week, and it looks like the building has nearly topped out to its final 18-story height.
We noted almost 6 months ago how the new building had begun to improve the massing of the area around the Tysons Corner Silver Line station. At that time the building had only reached half of its final height.
1775 Tysons Boulevard might be the last Lerner office building in Tysons for the foreseeable future. The initiation of the building’s construction was delayed over worries about new office absorption, a market condition that has seen no light at the end of the tunnel due to Sequestration and overall office consolidation of many large corporate users.
Residential demand, in the meantime, has steadily outpaced supply. Although many major apartment projects will be completed over the next 12 months, the apartment market has remained hot. That could mean Lerner constructing their first residential building in Tysons, their marquee 30-story tower at the base of the Tysons Corner SilverlineĀ station, matching the massing and height of competing VITA tower which is nearly complete.
1775 Tysons Boulevard will continue construction through most of 2015, and should start seeing occupancy by the end of the year. No word yet about any prospective retail/restaurant leasers for the ground floor at the tower, but across the street at Lerner’s last construction office building, Founding Farmers is about to open their doors. Hopefully this project will be able to attract high quality retail options as well.
